What needs to be understood before construction pricing?

For a new home or rebuild, ask the design team to document the parcel, existing structures, site access, utilities, surveys and relevant specialist reports. The proposed structure, glazing, building systems and finish selections need to be priced as a complete scope. A preliminary square-foot figure cannot replace that review.

A major renovation has a different investigation: determine what remains, what is changing and which existing conditions may affect the work. We coordinate construction questions with the architect and engineers so the proposal can distinguish defined work from items that still need investigation.

Confirm the City of Malibu approval path.

Malibu’s Planning and Building Safety teams review development through the City’s processes. The City advises owners to review its zoning ordinance and Local Coastal Program while designing a project; the review path depends on the parcel and scope. A fire rebuild may have a distinct process from an ordinary renovation or new home. The design team and City should determine what applies before anyone promises a permit date.
