How do I find the right home builder in Los Angeles?
Start with the kind of project you are actually planning. Building a new house, adding a second story and renovating an occupied home require different investigations and construction sequences. Look for a builder who can explain the work behind your particular project.

What kind of builder do I need?
For a new custom home, discuss the site, design team, foundations, structure, building systems and final finishes. Ask how the builder coordinates decisions before work reaches the field.
For a teardown and rebuild, compare demolition, utility coordination and the new building plan as one scope. Keeping the same property does not mean every part of the old house can be reproduced without a new review.
For a second-story addition, ask how the team will investigate the existing structure, coordinate engineering, protect the home during roof work and connect the stairs and utilities.
For a major home remodel, discuss concealed conditions, occupied-home logistics, structural changes and the order in which rooms and systems will be rebuilt.
How do I check a California contractor?
Use the CSLB license lookup to check the business name, license status and classification. Match the company you are speaking with to the company named in the proposal. Ask for current insurance information and references for comparable work.
CSLB recommends getting at least three written bids based on the same plans, specifications and scope. A low total is not enough to compare proposals if important work is missing.
What should a construction proposal explain?
- The starting documents: which plan revision and finish assumptions were priced.
- Included work: demolition, site work, structure, building systems and finishes.
- Allowances and exclusions: what remains to be selected, investigated or priced separately.
- The construction sequence: material lead times, inspections and decisions that affect progress.
- Changes: how scope changes will be documented, priced and approved.
- Communication: who manages the site, answers questions and coordinates the design team.
For example, two second-story proposals may include the same new rooms but different amounts of first-floor work. Compare foundation work, stairs, electrical capacity, plumbing connections, roof protection and finish repairs before comparing the final totals.
What should I send a builder before the first meeting?
- The property location and whether you own it or are considering buying it.
- The project type, approximate size and the changes you want.
- Existing photos, surveys, plans or permit information, if available.
- Your planning budget and preferred timing.
- Whether anyone needs to stay in the house during construction.
You do not need a finished design to have an initial conversation. If plans are still developing, separate an early planning discussion from a construction price based on a defined scope.
