Remodel, add space or start again?
If the house has enough space but the layout no longer works, a whole-home remodel can bring the kitchen, bathrooms, circulation and finishes into one plan. Start by identifying the walls, building systems and exterior openings that would change, then have the design team evaluate the implications.
A second-story addition needs more than a new floor plan: the existing foundation, structure, stair location and utility capacity need review. For a teardown and rebuild or new custom home, compare the complete site and construction scope before choosing a direction. The property address determines where to start.
For properties within the City of Los Angeles, ZIMAS is an official starting point for property and zoning information. The City’s zoning search guidance explains how to use it. Your design team should confirm the applicable rules and permit path for the proposed work.
A mailing address or a broad “Valley” description is not enough to choose the permitting agency. Neighboring incorporated cities have their own departments; for example, Calabasas has a separate Building and Safety division. Confirm jurisdiction before pricing work around an assumed approval schedule.
Plan the construction sequence before opening the house.
For a substantial renovation, discuss whether the property will be occupied, which areas can remain usable, and when water, electrical or other services may be interrupted. Long-lead selections such as windows, doors and cabinets should be coordinated with the schedule. Identify owner decisions and inspections that must happen before the next trade starts.
A useful proposal shows defined work, allowances, exclusions and how changes will be approved. Bring photos, existing plans, your must-have changes, a budget range and timing goals so we can discuss the next practical step.
